How we work

We work two markets in depth — not because that's all there is, but because depth is the only thing worth selling.

The Egyptian coast has a dozen masterplans worth a look on paper. Most of them, we don't work. They're either too undertested to advise on with discipline, or too dependent on a single developer's word. El Gouna and Soma Bay are different — for different reasons — and that's where we focus the consultancy.

El Gouna — where comparables exist, and judgment can be tested.

Soma Bay — where the peninsula structure does the filtering before we do.

Anywhere else — we'll tell you, and we won't take the brief.

How we work both

Three stages, both markets.

Brief.

We test the brief before showing inventory. Year-round vs winter, yield vs hold, lifestyle vs commercial — these are different problems and we name them upfront. Most clients refine the brief in the first conversation.

Search.

We work both markets without representing either developer. The shortlist is whatever passes the test, regardless of who built it. We bring resale alongside off-plan, comparables alongside renderings, and don't pad the list to look comprehensive.

Execution.

Negotiation, registration, post-sale management. We stay involved through delivery — and through the first resale, if you want it. The relationship is meant to outlast the transaction, not end at signing.
