The Real Cost of Owning a Home in El Gouna

The price is only the start. What it actually costs to own and run a home in El Gouna, and how to budget for it before you buy.

Most buyers spend weeks on the purchase price and an afternoon on the running costs. In El Gouna, where many homes are second homes used for part of the year, the cost of owning can shape whether a purchase still feels right five years later.

This is how we help buyers think about it. We do not quote figures here, because they vary by community, property type and how the home is used. Ask for them on the specific property before you commit.

The costs that come with every home

  • Service and maintenance charges. Communities charge owners for shared areas, security, landscaping and shared pools. Ask what the charge covers, how it has changed, and whether any arrears transfer with the sale.
  • Utilities. Electricity, water and cooling are paid whether or not you are there. Air conditioning and pool pumps are the large items.
  • Upkeep. Sun, salt air and sand are hard on buildings. Paint, wood, pumps and air-conditioning units need regular attention.

Costs that depend on the home

  • A private pool needs cleaning, chemicals and pump maintenance all year.
  • A large plot means more garden to water and maintain. The plot is often why a home is special; budget for it.
  • Staff. Larger villas are designed with nanny's, driver's or guard's rooms. If you use them, staff become a running cost.
  • A jetty or boat adds maintenance, permissions and any community fees.
  • Furnishing. Many homes are sold finished but unfurnished. Furnishing is a one-off cost, and wear is a recurring one, faster if the home is let.

If you plan to let

Rental income is not the same as return. Between the gross rent and what you keep sit management, cleaning, utilities during empty weeks, platform fees and wear. Hotel-serviced apartments, such as those in Creek and Ancient Sands Resort, build some of this into the service, at a cost. We explain how to underwrite a rental case in Red Sea Rental Yields: What the Brochure Usually Leaves Out.

The questions to ask before you buy

  1. What is the current service charge, what does it cover, and is it fully paid up?
  2. What did the owner spend on utilities and maintenance last year?
  3. What needs replacing soon: air conditioning, pool equipment, woodwork?
  4. Is the home furnished, and in what condition?
  5. If you will let it, who manages it and at what cost?

Common questions

Are there service charges in El Gouna? Yes. Communities charge owners for shared services. The amount varies by community and property, so ask for the figure on the specific home.

Is a villa much more expensive to run than an apartment? Usually, yes. A private pool, a garden and a larger house all add maintenance and utility costs.

Does renting the home cover its costs? It can offset them, but only if the rental case is underwritten on realistic occupancy and costs, not headline figures.
