Lagoon Front Is Not Boat Access: Buying on the Water in El Gouna

El Gouna has three kinds of water: connected lagoons, crystal lagoons and the sea. What each one means for a buyer, and what to confirm before paying for water access.

In El Gouna, "on the water" is one of the most valuable phrases in a listing, and one of the most misunderstood. A home can face a lagoon without any way to take a boat out. A jetty can exist without the right to use it as you expect. Buyers pay for water access, so it is worth knowing exactly what they are paying for.

Three kinds of water

Connected lagoons. Much of El Gouna is built around a network of lagoons. In some neighborhoods these connect to open water and can be navigated by boat. Homes on them can have a jetty or docking possibility.

Crystal lagoons. Communities such as SwanLake are built around swimmable crystal lagoons: clear, managed water for swimming and family use. They are not for boats.

The sea. Seafront homes, such as some in White Villas and Mangroovy, face the open Red Sea. Being on the sea does not by itself mean there is a jetty.

What "lagoon front" can mean

A listing that says lagoon front may describe any of the following:

  • a view across a lagoon, with no water access at all;
  • direct frontage onto a lagoon, used for swimming or a view;
  • frontage onto a connected lagoon where a private dock may be possible;
  • an existing private jetty with confirmed boat access.

Only the last is certain. The others need checking.

What to confirm before you pay for water access

  1. Is the lagoon connected, and to what? Confirm whether the water in front of the plot actually reaches open water by boat.
  2. Is there a jetty, or only the possibility of one? An existing jetty and a "docking possibility" are very different things.
  3. Who decides? Docking and jetty rights depend on the plot, the community's rules and the developer or management company. Get the answer in writing.
  4. What boat, realistically? Ask what size and type of boat the route can take.
  5. What does it cost to keep? Maintenance, permissions and any community fees.

We treat every docking claim as unconfirmed until it is checked for the specific plot. Our listings say "may allow a private boat dock" unless access has been confirmed.

A marina berth is a separate question

Homes near Abu Tig Marina are within walking distance of the marina, but that does not include a berth. Berths are arranged separately.

Common questions

Can I keep a boat at any lagoon villa in El Gouna? No. It depends on whether the lagoon in front of the plot is connected and navigable, and on the plot's rights.

Can I swim in El Gouna's lagoons? Crystal lagoons, such as the one in SwanLake, are built for swimming. Ask about the specific water before assuming.

Which neighborhoods have homes with private jetties? Some homes in Ancient Sands The Villas, the Fanadir areas and White Villas do. It varies plot by plot.
