Most buyers in El Gouna end up choosing between two kinds of purchase: a resale home that already exists, or an off-plan unit that is still being built. Neither is better in general. They carry different risks and suit different buyers.
What resale gives you
- You see what you buy. The unit, the view, the orientation, the finish, the neighbors.
- Immediate use. Many resale homes are finished and furnished, ready the week you complete.
- A track record. You can see how the neighborhood has aged and how the community is managed.
What you give up: choice is limited to what is on the market, and older homes may need renovation. Some of the best resale opportunities are renovation projects on large plots.
What off-plan gives you
- A new home, finished to a current specification.
- Structured payments, often spread over the construction period.
- Choice of unit and position within a project.
What you take on: delivery risk, finishing risk and time. You are buying a promise, so the developer's delivery history matters more than the brochure.
The questions that decide it
- When do you need to use it? If the answer is this season, resale.
- How much do you trust the delivery? Look at what the developer has delivered before, and when. See How to Evaluate a Red Sea Developer.
- How will you exit? Established resale markets, such as most of El Gouna, give more ways out than a new project with no resale history.
- Do you want to be involved? A renovation project rewards buyers who enjoy shaping a home. Off-plan suits buyers who want new without the work.
Under construction is not the same as off-plan
Some homes we advise on are resales of units still under construction: the original buyer is selling before delivery. These combine features of both. Confirm the delivery timeline, the finishing specification and how the contract transfers.
Common questions
Is resale cheaper than off-plan in El Gouna? Not necessarily. Compare the total cost to a usable home, including finishing, furnishing and the cost of waiting.
Is off-plan riskier? It carries delivery risk that a finished home does not. A developer with a strong delivery record reduces it.
Can I rent an off-plan unit? Only after delivery and finishing. Plan the rental case from that date.
